Land Assembly: This is when you combine two or more adjacent parcels (often owned by different individuals) into a single larger parcel. The value of the combined piece tends to exceed the sum of the parts, especially when marketed for development or larger-scale projects.
Entitlements & Zoning Approvals: To turn raw land into a build-ready site, developers or buyers must secure entitlements — like zoning changes, site plan approval, infrastructure permits, utility plans, and more. This process can dramatically increase the land’s value because approved parcels are far more attractive to builders or investors.
Due Diligence & Feasibility Analysis: Before acquisition you assess factors like soil, access to utilities, environmental constraints, flood zones, zoning compliance, and growth projections. Good feasibility analysis reduces risk and ensures the property can meet its projected use or value.
